Market with Low Inventory = Sellers Market!

The local market continues to have very low inventory, resulting in rising prices and buyers quickly grabbing available properties.  Within the city limits of Paso Robles, there are just 43 "traditional" homes on the market, meaning single family dwellings of three bedrooms or more and two bathrooms or more.  In a town with a population of approximately 30,000, that's a ridiculously low number of available homes!  The median price of these homes is $547,000.  This is an increase of over $200,000 from the value at the bottom of the recession.  Thankfully, mortgage interest rates have remained low, so buyers are still able to finance their purchases.

Back to school!

While we typically see a slowdown in the market once children return to school, it will be interesting to see what happens this year.  The demand for homes has been so high that it's hard to imagine it dropping off anytime soon.  There are just too few homes available for sale!  Some homes are selling the same day they're put on the market or even sold privately before they are advertised for sale!  It's definitely a sellers' market!

Prices Still Rising!

I have to be honest here.  I keep thinking I'm going to see some major price drops.  So far, though, this is not happening.  As I toured homes on realtors' caravan today, I shook my head at the prices.  Nevertheless, it seems that nearly all homes are selling within a week of being put on the market.  Rents are up, too, which may be putting pressure on tenants to buy rather than continue to rent.  It's a tough market for buyers and renters and a great one for sellers and landlords!
